Dorcas St Spec Suites for Growthpoint Australia

Linear have been working alongside the Growthpoint Properties Australia team to create a series of spec suites at Dorcas St in South Melbourne. Key to the challenge was to sub divide the extensive floorplate into 4 tenancies, of various sizes, with individual design aesthetics to appeal to a broad market. Linear established early on, key design elements from the existing fitout that could be re-purposed or reused to achieve the best value for money. Central to the planning was balancing a high density layout with increased collaborative spaces as teaming continues to become the key focus of time spent in the workplace. A design overlay was developed to create a point of difference between the tenancies with 2 very different design aesthetics and colour palettes being developed. The palette for Tenancy 2 & 3 is minimalistic and contemporary. A design language of clean lines and restricted colour supports an essentially neutral palette with concrete floors and only key focal points illuminated with strong saturated colour. Tenancies 1 & 4 are warm and neutral, homely and welcoming. Light oak, terracotta and earthy tones provide warm accents across the floor. The overarching look and feel unites commercial design with residientail cues and bespoke timber screens. A focus on wellbeing, sit to stand desks, plants and access to natural light is a strong driver across the entire design. Density -1:10 & 1:12 m2 per person.
