Dorcas Street Spec Suite (Growthpoint Properties)

Linear partnered with Growthpoint Properties Australia to deliver a series of spec suites at Dorcas Street in South Melbourne – a project that required both strategy and design execution.

The primary challenge was subdividing an extensive floorplate into four individual tenancies of varying sizes, each requiring its own distinct identity to appeal to a broad market. Early in the process, Linear identified existing fitout elements that could be retained and repurposed – maximising value without compromising the design outcome. Planning centred on striking the right balance between high-density layouts and the collaborative settings that are increasingly central to how teams use the office.

Two distinct design aesthetics were developed across the four tenancies. Tenancies two and three take a minimal, contemporary direction – clean lines, concrete floors and a restrained neutral palette punctuated by strong colour in key focal points. Tenancies one and four offer a warmer counterpoint: light oak, terracotta and earthy tones create a residential quality, grounded by bespoke timber screens and a welcoming, unhurried atmosphere.

There is also a focus on wellbeing throughout, including sit to stand desks, plants and access to natural light all strong drivers across the entire design.

Delivered at densities of 1:10 and 1:12 square metres per person.
