Spec Suite 109 Burwood Rd

109 Burwood Rd Hawthorn is a unique transformation of an existing fitout, maximising considerable reuse and injecting a fresh and contemporary overlay to completely reposition the space as a ready to go spec suite offering to a more progressive market. 

Our design challenge was to rework the existing planning to create a more flexible floorplate and increase the ratio of workstations by 50% to create a more open and collaborative workspace with greater diversity of work setting types.

Overall, the design overlay brings playful colour, soft corners, soft furnishings, plants and a contemporary youthful aesthetic over what was a very traditional, rectilinear office based environment.

Through collaborative furniture settings and booths, there are spaces to wait, meet informally, work informally and breakout from the larger formal meeting spaces in the arrival zone. The new overlay brings together a sustainable approach to re purposing existing elements where practical. A mix of new and reused furniture and workstation elements were used or “re dressed” to bring new life to these pieces.
